Show Off Your Buildings! Enter Them into The Outstanding Building Of the Year Awards

The Building Owners and Managers Association of Baltimore is proud to announce the The Outstanding Building of the Year (TOBY) 2012 Call for Entries.  The competition awards excellence in building management by evaluating all facets of a building’s operations including, budget and fiscal responsibility, staff structure, energy management, building systems maintenance, life safety, environmental initiatives and overall exceptional service.

Virtually any building of any size can compete in the TOBY program because the program’s main focus is how well a building is managed. All entries will receive a packet of information, including the actual scoring sheets used in the contest.  Winners in each category of the Baltimore competition are eligible to advance to the regional competition.

Once you have registered for the competition, the Property Manager will be contacted by the Committee to schedule a full site visit to the building.  This inspection will include both public and non-public areas of the building such as the roof, mechanical rooms, electrical closets, maintenance areas, etc.  The Q&A session will not occur at the property immediately after the walk through.  The committee will schedule another date for management teams to be interviewed. Please have your management team available for the inspection and Q&A session. Also, please note that BOMA International has made it a requirement that your building be Energy Star benchmarked in order to enter in the Regional and National competition.  The committee has decided that for the year 2012 Energy Star benchmarking will not be a requirement to enter your building in the local competition but please be aware if you are not Energy Star benchmarked and your building wins in your category you will not be able to go forward in the Regional competition.  It may be a requirement in the future local competition.
 
At the conclusion of this inspection, the scoring sheets will be sealed and sent to BOMA headquarters where they will be tallied by an independent firm and the results will be sealed until the awards ceremony which is scheduled for October 4 at the Baltimore Hyatt Regency.  In addition to the TOBY Award and the Award of Excellence for each category, there will be other awards such as the Pinnacle Award – to recognize a noteworthy achievement by a building team in managing a process; Management Team of the Year – to recognize the management team whose point total is the highest overall; and a “Green” award to recognize the building that  has advanced it’s management practices to include LEED requirements as well as Energy Star benchmarking beyond others in the

All entrants are required to submit one to three digital photos in .jpg format of the building prior to the inspection.

The TOBY Committee is offering a training session to any interested entrants to review the scoring sheet and potential questions that are likely to be asked in the Q&A session.
